Market Street, The Woodlands
Crews kept up with a fast-track,
changing schedule to deliver the mixed-use town center
project.
Linbeck built 14 buildings and a four story parking
garage for the 34-acre, 500,000-sq.ft. open-air
community, which features a dental office, numerous
boutiques, restaurants and a movie theater. The
community's focal point is a $2 million public green
space called Central Park, which is a wireless-enabled
plaza with tables, chairs, fountains, sales kiosks and
art sculptures.
The variety and scope of Market Street demanded strict
attention to quality, so the team proactively
implemented a number of quality control and assurance
processes. Linbeck conducted peer reviews of the project
during preconstruction and construction phases to review
budgets and operational strategies, and it joined with
the design team to provide regular quality-control
reviews during construction.
Crews constructed detailed mock-ups of specialty pavers,
wall finishes, window treatments and other features to
select finish options, demonstrate construction
techniques and determine quality expectations.
Nearly 700 new trees were incorporated into the
landscape design, including a 100-year-old live oak that
was transplanted from an offsite location. More
than six months of planning went into preparing the
specimen for the move and healthy re-establishment at
market Street.
The building team phased construction to allow the
project to open before the construction of many
buildings had even started.
